APPRAISAL OF LANDAPPRAISAL OF LAND

APPRAISAL OF LAND THE APPRAISAL OF LAND DECLARED FOR THE FIRST TIME-

Shall be acted on the basis of the following requirements:

I. FOR UNTITLED PROPERTY

   a. A survey plan prepared by a Geodetic Engineer preferably approved by Land Management Sector of the Department of Environment and Natural Resources (DENR)

   b. Certification from the Community Environment and Natural Resources Office (CENRO), stating among other things, that the land within alienable and disposable area

   c. Affidavit of ownership and/or Sworn Statement of Market Value of Real Property

   d. Certification from the Barangay Captain that the declarant is the present possessor and occupant of the land with the signatures of the Adjoining Owners and duly sworn by the Barangay Captain and/or the Municipal Mayor

   e. In case of lands of public domain occupied and possessed by National Cultural Committees prior to July 4, 1955, a certification from a government agency in charge of cultural communities (NCIP) or other government agency, shall be submitted.

II. FOR TITLED PROPERTY

   a. Certified True Copy of the free patent, homestead, miscellaneous sales must be submitted    

   b. Certified true copy of the title issued by the Register of Deeds, certifying among others, that the original copy of which is intact and existing in the said registry.

III. FOR UNTITLED PROPERTY

   a. Copy of Deed of Conveyance duly registered in the Registry of Deeds

   b. Copy of realty tax clearance or official receipt from the Local Treasurer

   c. Copy of transfer tax receipt

   d. Certificate of payment of appropriate BIR taxes

   e. A sketch plan of the property preferably prepared by a Geodetic Engineer, and

   f. A sworn statement of the market value of the property filed by the transferee

I. FOR TITLED PROPERTY

   a. A duplicate copy of a certified copy of the Deed of conveyance duly registered in the Registry of Deeds

   b. A certified copy of the Transfer Certificate of Title

   c. Copy of the realty tax clearance or official receipt issued by the local treasurer

   d. Copy of the Official receipt of Transfer Tax

   e. Certificate of Payment of appropriate BIR taxes, and

   f. A sworn statement of the market value of the property as far as practicable

III. REQUIREMENTS FOR THE TRANSFER OF BUILDING MACHINERY AND OTHER STRUCTURES

   a. A certified copy of the Deed of Conveyance

   b. A certificate of realty tax payment or official receipt issued by the local treasurer as well as the copy of the Official Receipt of Transfer Tax.
